| Property Evaluations Understanding Evaluation of Your Community, County, Town or Village. |
Rural Areas, much like City Dwellers, must take into
consideration what their area and location has to
offer.Take into consideration that your Town or Community offers Churches, Schooling at all levels, Variable Shopping Facilities with competative pricing, Hospital(s) Dentistry, Optomitrist, Family Medical Doctor(s), Gas Station(s), Entertainment (Movie Theatre, Bowling, Workout Facilities, Dining etc), Transportation (Transit Buses, Taxis etc), Sports Facilities, Veterinary Services, Pharmacutical Services, Fire Dept. Services, Police Services and basically, the simple needs that accomodate everyday life. If your Town does not offer all of these commodities, start deducting unless your location is prime property or located in a frequented touristic area! Next to consider is Property Taxes, Water Taxes, Cost of Living Expenses, Electrical Costs, Heating Costs and other financial aspects of everyday living. Take a good look at your Community. What is offered
within? Are all your roads paved or are some still in gravel? Is there
Town Snow Removal or is one responsible for Snow Removal within their
property boundaries? Is your Town Office open to the Public on a Five Day
Business Week? Postal Deliveries: Is it by P.O. Box or delivered to your
door? Is there a building in town or are your P.O. Boxes along your Rural
Route? How far must one travel for Mail Services? IF you're attempting to
sell a property outside of a town or village, how far is the Community to
your Property. Is it a well gravelled road and how wide? Water: Is there a
need for Bottled Drinking Water and how functionable is your well? Sewage:
Septic Tank Condition and Age. Electrical: How Old? Heating: What Year is
Your Furnace and what do you heat by? Natural Gas, Propane, Coal or
Other?Employment Opportunities and Growth play a detrimental role in evaluation as well. If one must travel more than 25 kms a day for employment, it becomes a cost deduction to anyone's budget. Is there ample opportunity within the population for Self Employment? What kind of businesses are in Town? These are questions to be considered. No matter what Country you live in, most Government Sites will give you statistics for you to compare your region to other regions within your area. Also, if you have time, it's worth while to look into your areas general land lot value. What your interest would be, is to compare time lapses of activity in your property value and whether it's fluctuated in equity. In Rural Areas, it's been known to happen, that Realtors will purposely raise your property value, as an attempt to forcably raise Property Value of the area in general. Conclusively, Homes sit for a Year, sometimes two or three, UnSold! In my opinion, it's sometimes best to make an appointment with your local Bank Manager(s). You'll leave with the most honest evaluation from determining what your local Bank Manager has presented to you by means of facts. Inquire what the odds are of potentials, who are new to the area are, assuming their credit is decent, of receiving financing to purchase your home. You'd be surprised at how many times, in Rural Communities, a Bank Manager is prompt to say that unless 50% or more is made on deposit of the home, they will not carry. This stands to say that property value is low and a high risk. Don't Just take our word for it! |
